GERMANY SHINES BRIGHT ON ITS OWN (CLEAN) ENERGY: WHY NOT NEW YORK?

While Europe is faltering, Germany is one of the few countries rising above the growing tide of failure. One example of their success is their ability to invest into the future. Some estimate that Germany will produce close to 100% of its energy from renewable sources by 2050: Twenty-five percent of Germany’s electricity now comes from solar, wind and biomass. A third of the world’s installed solar capacity is found in Germany, a nation that gets roughly the same amount of sunlight as Alaska. More importantly, 65 percent of the country’s total renewable power capacity is owned by individuals, cooperatives and communities, leaving Germany’s once all-powerful utilities with just a sliver (6.5 percent) of this burgeoning sector.

So why does New York not follow this example? Install (in mass) solar panels, solar glass, windmills, geo-thermal systems……the works……privately funded……to become the first energy self-sufficient city run on clean energy?  Maybe then LIPA and Coned won’t need reprimanding for poor service when the next storm blows through?

Flat solar panels are becoming increasingly efficient, yet they do take up quite a lot of space. The Spin Cell could be a game-changer. On their website V3 explains that if one places a 20x solar concentration on a flat, static solar panel then the temperature quickly reaches 260 degrees F, the solder melts within ten seconds, and the PV fails. With the same concentration on the Spin Cell, the temperature never exceeds 95 degrees F. These spin cells produce 20x the amount of energy than the same sized solar panel. Maybe Bill Gates is right after all: our energy solutions will be solved through technology. i think these are actually quite attractive, certainly more attractive than most of the hideous mechanicals placed on rooftops in Manhattan.

The Chinese government announced to-day that they will start to report pollution levles more accurately: if you thought Los Angeles or Denver were bad, you should see Beijing! The explosive 10%+ per year growth combined with 20 million inhabitants and antiquated technologies is producing one of the world’s worst large City health hazzards. We know about pollution all too well in New York.

The GOOD NEWS:  By 2030, pollution levels in New York will be vastly improved, and they have improved noticeably over the past few years already. Here are TEN reasons why we can expect an even cleaner City in our future:

1)  There is more awareness now than ever before about the health risks of pollution. That usually fuels change.

2) One of the worst polluters in New York is…..oil fired boilers, especially the old kind burning # 6 oil. By 2030, all will have to be converted to # 2 oil by law. Already many buildings have converted to clean-burning natural gas. And many more are planning to do so.

3) Electric and Hybrid vehicles: the growth of this classification of transportation will not only improve air pollution, but also noise pollution. Most busses run on

4) Public transportation will improve: Every day, each person who chooses to travel by bus or train contributes to a cleaner environment. That translates into approximately 700,000 cars kept out of New York City’s central business district daily. It also means 400 million fewer pounds of soot, carbon monoxide, hydrocarbons, and other toxic substances released each year into the city’s air. NYC Transit is a leader in the field of alternative fuel sources and new technologies for cleaner buses.

5) New building codes: LEED certification has become a status symbol in New York new construction. Cook + Fox have won global accolades for their hugely successful (and green) One Bryant Park commercial building. Not only are these buildings good for the city: more importantly they are also good for profits, thereby motivating developers to think beyond the pennies. Many buildings are retro-fitting to make them more efficient: new windows, added insulation and energy management systems add up to huge pollution improvements collectively.

6) Bicycles have taken off and soon the new Paris-style bike sharing program will fuel this trend. The new Nissan NV 200 cabs will also be significantly more fuel efficient (25mpg) and lighter on pollutants. The number of hybrid cabs has grown from 375 in 2007 to over 4,000 to-day.

7) New York’s MILLION TREES program is the ultimate air cleanser: Even NASA has said the most effective air cleanser is a live plant. While Central Park has been the official LUNGS OF MANHATTAN, multiple newly planted parks have added significantly to the power of plants.

8) SOLAR and WIND power are two areas that are slowly gaining popularity in New York: With newer technologies that are more easily and cost-effectively applied to buildings, we will see more of this clean energy source.

9) FEWER SMOKERS: now if only we could clear them off the streets altogether! I propose fully enlcosed bubble helmets to fully contain the smoke: Maybe if smokers experienced what their lungs are experiencing (not to mention the rest of us who have to breath in the 80% of smoke they are not inhaling) they may re-consider this filthy, very un-fashionable habit.

10) FEWER GAS STATIONS: yes, the convenience factor is a bit of a nightmare: then again, maybe all new buildings should have electrical charging stations and bicycle racks to compensate?

THE ERA OF TRIMMING FAT

I have noticed all around us a distinct trend: fat is being trimmed in the biggest way in all arenas of our lives, including real estate. Here are my observations:

1)    The New York Times reported yesterday how the desire for less bloated homes across the country has caught most builders a bit off guard. The need for a double height entry is waning, as is the need for rooms never or hardly ever used. The old addage of ‘bigger is better’ is fading, and being replaced by more usable, energy efficient, user friendly, humanly scaled homes. The costs of building, maintaining and operating larger homes is also a consideration. The cost and availability of land requiring a shorter commute will also dictate this trend. Not only are long commutes expensive with rising energy costs, they are also life-vampires, stealing valuable time from already overworked families. While there will always be a desire in Manhattan luxury real estate for large homes, even here in the land of excess and mega-wealth, larger homes are becoming more efficient, mostly from a new awareness of each individuals role in conserving energy.

2)  Cars expanded in size dramatically over the past 10 years: A perfect example is the Toyota Corolla that was once a small car and over the years expanded into a medium sized car. In the past 24 months we have witnessed a dramatic influx of small, efficient cars, the kind that the rest of the world has been driving for years. Even Rolls Royce introduced a smaller car, The Ghost, as an alternative to The Phantom, that ultimate symbol of bloated motoring excess outside of the SUV arena. SUV’s now have competition from SUV-like cars, offering all the advantages of the SUV while shrinking, cutting the fat.

3) The global recession has forecd most companies to trim fat, mostly driven by their desire for profit. Businesses are often the most effective at trimming fat as most are pretty emotionless, and also have to act quickly before drowning or being unseated by more efficient competition. The stock market’s hourly monitoring and quarterly score card system fuels the speed.

4) Even governments are trimming fat, although reluctantly and slowly. The culture of fat in government is difficult to break, although with States at the brink of bankruptsy, the urgency has become accute. New Jersey Governor Chrystie has become the poster boy for fat trimming, albeit only budget-wise. Even disfunctional New York State was able to slash its budgets pretty dramatically, and on time.

5)  Humans are cutting the fat too: Never before has there been a greater awareness of the food we consume and what it contains, especially fat-wise. In food we are learning about good fats and bad fats, and there is even regulation now to govern this. The First Lady talks about cutting fat and healthy diets….thats a first!

6)  Energy is becoming much more expensive and the supply chain does not meet the demand. The USA has not had an energy policy for decades….a disgrace. But common sense industry and human intuition are already defining an ‘un-official’ energy policy: Solar power is growing, incandescent lighting is being replaced, hybrid cars are becoming common, buildings and homes are being retrofitted with energy efficient windows and better insulation. Real estate has awakened to the value of energy efficiency not only for the planet, but for the BOTTOM LINE too, a much more effective driving force in the USA.

7) Interior design: We are seeing more efficiently designed interior design products. There are sofa’s that used to take up 20-30% more room because of thick arm rests…..skinnier versions provide as much comfort and seating space, but trim the excess square inches that are not usable.

8) Technology: The computer we used to need to do our daily business had a hard drive below our desks, a keyboard and a monitor…..all this is now condensed into a tablet the size of a book. Remember those huge screen televisions the size of an SUV?  Now they are a bit over an inch thick and sit on the wall, thereby eliminating the need for several square feet.

9)  Retail: Even WALMART, the king of excessive retail space, is launching smaller more efficient stores, more focused on the needs of consumers.

As I am real estate focused, I see a great future for clever, engineered design in homes. The designer/architect of a luxury Manhattan home will now come equipped with the mindset of a yacht designer, designing homes that accomodate all the needs and wants of a very demanding client, in the best of tastes, but with an eye towards being chic AND efficient in the use of space. A bathroom wall cabinet set into a wall that becomes the wall, takes up much less space than  a sheetrock wall with a cabinet set on the outside…..these small efficiencies add up and collectively shrink the size of homes without compromising quality of life.

Our diets are probably the best way to understand fat: Fat is not healthy. It slows you down. It stops your organs  and internal systems from functioning well. It can cause depression. It is not terribly attractive (especially as we approach Summer swimsuit season). In dieting we have also learned about good fats and bad fats….a little good fat is necessary to be happy and healthy, no? A good trainer will teach you that excessive fat trimming can cause muscle loss, so we have to be careful that the fat we trim from all the areas of our lives is done so prudently, efficiently, and most of all…..intelligently, without pandering to politics, the biggest curse of our time.

IRAN + VENEZUELA’S WORST NIGHTMARE?

When is this clever idea coming to the USA with its MILLIONS of square feet of parking spaces in sunbelt areas?

Imagine every Wallmart and Home Depot, not only providing shade to all its parked cars to reduce their need for that initial AC blast, but also producing enough power from the overhead SOLAR PANELS that act as the roof to power the entire building, not to mention produce surplus energy for the grid?

“In Manhattan, we have so much roof space that is going to waste: these solar panels combined with wind turbines, could probably cater to at least 15-20% of our power needs,” says Leonard Steinberg, managing director of Prudential Douglas Elliman and publisher of LUXURYLETTER. “We will need this extra power soon as more cars convert to electrical use.”

Imagine these awnings (or a version thereof) attached to all sunny sides of buildings in Manhattan where the awnings not only provide cover from the sun and rain, but also produce power…..what about small solar panels or wind turbines that you plug in just like a small appliance?…..that’s the promise of a Seattle, Washington-based start-up that is working to provide renewable energy options — solar panels and wind turbines — for homes and small businesses. The panels cost as little as $600 and plug directly into a power outlet.

The company, Clarian Power, aims to be the first to bring a plug-in solar power system to the market, in 2011.

Clarian’s president, Chad Maglaque, says the company’s product is different from existing micro-inverters, which convert solar panels’ power into AC current. Maglaque says his system has built-in circuit protection, doesn’t require a dedicated electrical panel and plugs directly into a standard electrical outlet.

“Within the next 5 years, we will see a radical volume (think i-pod) of new, highly creative systems in New York real estate installed to create clean energy,” says Leonard Steinberg, managing director of Prudential Douglas Elliman and leader of the LUXURYLOFT team. “We have been touting these systems for years in LUXURYLETTER, the monthly newsletter on the goings on of luxury Manhattan real estate.”

NEW YORK POWER CRISIS

With the current heat wave straining the power supply all across the North East, maybe now is the time to look closer at the accute power needs of New York, not to mention the entire USA. We have more energy on this earth than we could ever use, yet because of political agenda’s, how that energy is tapped is again working to the disadvantage of the people…..for the sake of politics. Sarah Palin says DRILL BABY DRILL, yet even the most right-wing devotee is re-thinking that solution with the Gulf debacle growing daily. The left says GO GREEN, yet the costs for going green are still well beyond the average consumer, especially as we emerge from a recession. So lets imagine we are in the midst of a heat wave, all the AC units are running at full blast….now add electrical cars into the mix: where is this power going to come from? Beyond nuclear energy, solar and wind power seem like obvious, super-safe, eco-friendly solutions as we certainly have an abundance of sun, wind and land. The costs are still high, but dropping fast. New solar cells are set to launch in 2012 that will be a fraction of the size of current panels and twice as effiecient. Chinese manufacturers are committed to bringing down the costs. Imagine every rooftop in Manhattan with solar panels. And windmills too? imagine we reduced our need for coal and oil generated power by just 10% in 5 years? The luxury market will have to lead the way. And lets face it, there are HUGE fortunes waiting to be made in this arena.
