So while war is raging throughout the world, our economy is about to head over ‘the fiscal cliff’, and more, world headlines are focused on the topless photos taken of Kate Middleton sunning herself in Provence. Topless tanning in France is pretty standard. Taking excessive photos of the Royals is pretty standard too. Expecting Royal-level privacy requires being in a basement without windows and no foreigners of any kind. The tanning took place on a terrace exposed to a public road. Yet the Royals are OUTRAGED that these photos were printed….outraged! The public relations machine that is supposed to deliver the Royals to us masses as pristine, pure perfection has failed. Surely if they were so virginally perfect they would not be topless or playing strip-billiards in Vegas?
We encounter the need of celebrities to have their privacy all the time in New York real estate. In my building, the En Suite Sky Garage provides the perfect means for driving into the building incognito, thus avoiding pesky photographers. But most developers fail to address this critical issue with building access and terraces: The vast majority of terraces are indeed very exposed, and screening them off from the public eye or worse, the paparazzi, is a potential value-adder. Would anyone in New York tan topless on a terrace abutting a public road that was exposed? I doubt it. There are many ways to install privacy and the solutions are not terribly expensive.
So, dearest Kate: know the principles and ethics of the paparazzi are not going to change much, so please find a more secluded spot for tanning topless next time so that we don’t have to have the headlines littered with stories on this silly subject when there really are more important thing that should be making headlines. If tanning topless is indeed so offensive, surely you don’t want non-paparazzi passers by seeing?

Of course we are completely biased, as we were actively involved in the creation and marketing of 200 Eleventh Avenue. And while it may not be a huge compliment, we took it as one when CURBED.COM rated 200 Eleventh Avenue the BEST NEW BUILDING OF 2010.
Kudo’s to Annebelle Selldorf who has not yet received the (well deserved) recognition for the architecture of the building, not just the En Suite Sky Garage that made it famous. With it’s gracefully curved terracota-clad base and stainless steel tower, the contextual contemporary architectural style represents a significant departure from the dearth of flat glass buildings constructed in the first decade of the 2000′s.
The building, located at Eleventh Avenue and 24th Street, in West Chelsea, New York, has set record pricing for the area: A recent sale produced pricing in excess of $ 3,700/sf.
We agree with Curbed 100%.

In this weekend’s New York Times, a story about the highly desirable private garage is a good read….of course, boldly mentioned is 200 Eleventh Avenue, the only condominium tower in the USA featuring private garages attached to each apartment, vertically, known as an En Suite Sky Garage. Developed by Urban Muse and Young Woo & Associates, this building affords each unit owner a private garage attached to their unit, accessed via a car elevator.
“We currently have one unit listed, a 3 bedroom, 3.5 bathroom duplex with un-obstructed park, river and skyline views listed for $ 5.95million,” says Leonard Steinberg director of sales for 200 Eleventh Avenue. ” With only 15 units, this is indeed a collector item.”

First it was granite counters, then stainless professional appliances, ESPECIALLY a Sub Zero fridge, then Crestron sound system, and so on and so on….: Could the latest-greatest amenity for you home be the car charger? What about this ultra-sleek-apple-chic charger from GE? Designed by Yves Behar, we think it looks great. With Tesla a publicly traded company, and the Chevrolet Vault on its way, its time to prepare for the future.
“This sleek charger would be simply fabulous in your garage space at 200 Eleventh Avenue, the only building in the USA with En Suite Sky Garages attached to the individual apartments,” says Leonard Steinberg, head of the luxuryloft team and managing director of Prudential Douglas Elliman. “We are always looking for the next best home amenity in our monthly LUXURYLETTER, but this one takes the cake! Hopefully we have enough power in the Summer time for these chargers AND all the AC’s running full blast….so maybe solar panels and a wind turbine should be added to the building amenities package too.”

The scaffolding and netting are finally coming down on West Chelsea’s most eagerly anticipated building, the Annabelle Selldorf designed 200 Eleventh Avenue. Developed by Urban Muse and Young Woo & Associates, this is the first residential building to be completed facing Chelsea Cove, the new 9 acre park just north of Chelsea Piers. The building is positioned a few steps from Jean Nouvel’s 100 Eleventh Avenue, Neal Denari’s HL23 and Frank Gehry’s Interactive building, three other architecturally significant buildings in the area.
“This is indeed a very special and unique building, fronting a gorgeous new park in the heart of the West Chelsea Arts District,” says Leonard Steinberg, marketing director for 200 Eleventh Avenue and managing director of Prudential Douglas Elliman. “With protected park and river views, steps from the Highline Park, iconic architecture, and New York’s only En Suite Sky Garage (a parking system that allows owners to park alongside their apartments via a car elevator), this is a collector item.”

For those looking to renovate their kitchens I would like to put in my two cents. First of all, Sub Zero refrigerators are a great addition to your new kitchen. However before you decide which direction you want to go with the remodeling of your kitchen, you really should look at all of the designs that Sub Zero offers. My personal favorite is the built-in style which most refrigerator models come in.
There is something to be said when your refrigerator is difficult to identify within the surrounding cabinetry. I wish I could share all of the amazing features but that is a whole entire blog post in itself.
I just want everyone to be aware of the amazing possibilities that Sub Zero offers. Not to sound promotional, but I came across another post that mentioned Sub Zero was offering up to $1,500 off any refrigerator and stove purchased, if you seriously are looking to remodel your kitchen.
Hope everyone finds their Dream Kitchens!
